How to Prepare Your Roof for Winter
Dobson Roofing are based in Chesterfield in the North of the UK – while our winters aren’t as bad as some parts of the world we do see our fair share of rain, drizzle, mist, ice, fog and sometimes snow. Ensuring that your roof is ready for this will pay dividends when it’s time to turn the heating one or cosy up next to the fire with a nice cup of tea… The last thing you want is to find your roof is leaking or your walls are getting damps and mouldy!
With this in mind we’ve prepared a handy guide on how to prepare your roof for winter – as always if you require any specific help don’t hesitate to contact Dobson Roofing
1. Clear Gutters and Downpipes

Remove leaves, moss, and other debris so water can flow freely.

Check that gutters are securely fixed and not sagging; heavy snow or ice can pull them loose.

Make sure downpipes are unblocked and that water drains away from the house, not toward it.

Consider fitting gutter guards to reduce future buildup, especially if you live near trees.
2. Inspect Roof Tiles and Flashing
-
Look for cracked, slipped, or missing tiles or slates. Strong winds in the North can easily lift loose ones.

Check the flashing around chimneys, vents, and skylights, and reseal any gaps with appropriate roofing sealant.

Inspect ridge tiles carefully, as they are vulnerable to frost and wind damage.

After storms, do a quick visual check from the ground for any shifted tiles or debris.
3. Protect Against Ice Dams and Freeze-Thaw Damage

Make sure your loft is properly insulated. Around 270 mm of mineral wool is generally recommended under UK building regulations.

Seal any gaps where warm air might leak into the loft, such as around pipes, loft hatches, and downlights.

Keep soffit and ridge vents clear to maintain airflow and prevent condensation.

In older houses, ventilation is especially important—avoid blocking vents in an attempt to trap heat, as this can trap moisture instead.
4. Check the Loft Interior

Look for dark patches, damp, or mould, which can indicate leaks.

Ensure insulation is dry, as damp insulation loses effectiveness.

Check that roof timbers are solid and not showing signs of rot.
-
Inspect after heavy rain with a torch; small drips can be easier to spot this way.
5. Trim Nearby Trees
-
Winter storms can cause branches to snap and fall onto your roof.
-
Trim back any branches that overhang or are close to the roofline. Aim to maintain a clearance of at least two to three metres if possible.
6. Check Roof Accessories and Chimneys
-
Ensure chimney pots, cowls, and flashing are secure; frost and wind can loosen mortar over time.

If you use your chimney, have it swept before winter to prevent blockages and reduce fire risk.

Check that solar panels, aerials, or satellite dishes are firmly attached.
7. Treat Moss and Algae
-
The damp northern climate encourages moss growth, which can trap moisture and damage roof coverings.

Gently remove thick moss or use a suitable biocide treatment.

Avoid pressure washing, as this can damage tiles and dislodge protective coatings.
8. Arrange a Professional Roof Inspection
If your roof is over ten years old or you’re unsure of its condition, arrange an inspection with a qualified roofer in autumn. They can:

Identify loose or damaged slates and tiles.

Check ridge and verge mortar.

Advise on whether repointing or partial retiling is needed.
9. Additional Winter-Ready Improvements

In upland or high-snowfall areas, consider snow guards or roof heating cables.

Top up loft insulation to reduce heating bills.
-
Improve roof ventilation to prevent condensation, particularly in older slate or stone-built properties.
